There are six categories of Bridging Finance services that we are able to offer.

Mortgage Bond Advance

A Mortgage Bond Advance is a financial service that enables you to access funds while waiting for your approved mortgage bond to be completely registered. Here are the main points: 1. Purpose: It helps bridge the gap between bond approval and registration. 2. Timing: The advance pays out once the bond attorneys can provide a guarantee. 3. Funds Availability: You'll have access to the funds you need during this waiting period. In summary, a Mortgage Bond Advance provides timely financial support during the registration process for your mortgage bond.

Agent Commission Advance

If you have sold a property for a property owner and are due commission on registration, BFin can advance a portion of your commission upfront. This service is available to residential agents and commercial brokers.



Sellers Advance

We provide a seller of a property with an upfront cash advance once they have successfully sold their property. The funds can be used for any purpose and may include being utilized for for the rates and taxes required to be paid to the council before transfer of the property can take place or a deposit on your next property purchase.

Rates and Taxes Advance

The transferring attorney can apply online on the seller’s behalf. If your rates and taxes are in arrears we at Prevance can advance the rates figures for you via the ‘seller proceeds” of the transfer.



Transfer Cost/Duty Advances

We fund transfer duty and costs where the seller has agreed to pay these usually by increasing the purchase price.

Transferring attorneys can now take advantage by discounting their transfer costs prior to registration via BFin

Property Development Finance

Prevance can provide property developers with a construction development loan/facility to kick start, construct and complete a small to medium size development project.
Security in the form of a first mortgage bond of a property with twice the value is required.
